The Project

You Buy the Land. It Is Yours.

Amin City is a residential plot development at Mouza Boro Bordeshi, Amin Bazar Union, Savar — about 2.2 km by road from Gabtoli via the Amin Bazar Bridge, on the Dhaka–Aricha Highway corridor. The holding is being laid out as individual residential plots of 2.5 and 3 katha.

This is a straightforward land purchase. You choose a plot, it is confirmed to you by allotment letter, and on completion of payment it is registered in your own name by Saf-Kabala. You are not buying into a scheme, a share, or a managed programme — you are buying a defined piece of land, with your name on the deed.

Corridor

Already ringed by mid-rise residential buildings, roads and utility connections — a neighbourhood in use, not a field on a map.

Access

The southern boundary fronts the existing road and embankment on the Gabtoli side.

Sizes

Plots of 2.5 and 3 katha — sized to build a home on, not to sit on as a holding.

Title Route

Allotment letter on booking, Saf-Kabala registration on completion of payment.

Plot Sizes

Two Sizes, Both Built for a Home

Plots are offered at 2.5 and 3 katha. Both sit comfortably within what a single family house in this corridor needs, with room for setbacks, parking and a garden.

2.51,800 sqft

2.5 Katha

The efficient plot — enough for a comfortable family home with parking and a garden, at a lower entry than a full three.

Areas are shown at the standard conversion of 720 sqft to the katha. Plot dimensions, orientation and the internal access drive and drain reserve are finalised on amin (surveyor) demarcation. Current availability is confirmed on enquiry.

Location & Access

Two Kilometres from Gabtoli

Amin Bazar sits at the western gateway into Dhaka. The site is a short run from the Gabtoli terminal across the Amin Bazar Bridge, on the Dhaka–Aricha Highway (N5) corridor — one of the reasons this belt has been densifying steadily.

Distance

About 2.2 km by road from Gabtoli via the Amin Bazar Bridge.

What Development Means Here

Four Works That Turn a Parcel into Plots

We show the land as it is. Part of the site sits low and includes a water body; landfilling raises and compacts it to road level so it becomes buildable.

01

Landfilling

Raising and compacting the ground with sand and soil to bring it up to road level.

02

Boundary

Perimeter boundary construction and plot demarcation by amin survey.

03

Access & Drainage

The internal access drive and drain reserve serving the plots.

04

Utilities

Utility provisioning to bring plots to serviced, buildable condition.

How Land Value Moves Through Development

Raw Parcel to Serviced Plot

Land in this corridor is generally worth more once it is filled, demarcated, accessed and serviced. The ranges below describe how values have tended to move through those stages locally. They are an indication of scope only. They are not a forecast, a target, or anything we undertake to deliver.

Stage one · today

Raw parcel

Low-lying land, pre-development, released at the current plot rate.

Stage three

Stage four

+100–130%

Indicative range

Read this alongside the table. These percentages describe observed value behaviour for developed land in the Boro Bordeshi and Amin Bazar corridor. They are not a promise of what your plot will be worth, not a projection we stand behind, and not a return we offer. Land values can fall as well as rise, development can take longer than planned, and no timeline is committed here. Anyone buying should form their own view and take independent advice.

Position Matters

Orientation affects value. Plots fronting the existing road on the southern boundary, and corner positions, are generally the stronger positions in a layout of this shape. Availability by position is confirmed on enquiry.

The Plot Is Yours

There is no returns programme and no scheme here — once registered, the plot is yours to hold, build on, or sell as you choose. If you later decide to sell, we may be able to assist, by separate discussion and on terms agreed at that time.

How to Buy

Two Ways to Take a Plot

Current plot rates, availability and the payment schedule are issued in writing to registered enquirers. They are not published here, because they move with plot position and stage of works.

Option one

One-time purchase

Pay in full and proceed directly to registration. The plot is registered in your name by Saf-Kabala at the Sub-Registry once payment is complete and the works reach the agreed stage.

Stamp duty, registration and government charges are payable by the buyer in addition to the plot price, and are confirmed in writing before booking.

The Process

From Enquiry to Registration

Five steps, each with a document you keep. Your plot is confirmed by allotment letter and registered in your own name by Saf-Kabala at the Sub-Registry once payment is complete.

Documents on Request

The title chain, survey naksha, mutation records and clearances are shared with buyers who register an interest, so your own advocate can review them before you commit anything.

Verify It Yourself

We encourage every buyer to instruct their own advocate to check the records independently. That is normal practice for any land purchase in Bangladesh, and we would rather you did it. Full title passes to you on Saf-Kabala registration.

01

Enquire & visit

Register your interest, receive the current rates and availability, and arrange a site visit.

02

Review the documents

Title chain, survey and layout are made available for your own advocate to check.

03

Choose your plot

Select size and position from what is available — 2.5 or 3 katha.

04

Allotment letter

Signed with booking money. It identifies your plot, area, price and payment schedule.

05

Saf-Kabala registration

On completion of payment, the deed of absolute sale is executed at the Sub-Registry in your name.
